1. Why timber-framed construction?
Timber framed construction is a rugged, time-tested method that is economically
viable for modern barn construction. A timber-framed barn will provide
enhanced functional and aesthetic attributes that offer increased value
over the life of the building, will complement any property, and offer
you years of enjoyment.
2. What is MTFs
geographical support range?
Most of MTF construction is located in CT and RI. We will consider projects
through out southern New England and New York State. A surcharge will
be incurred to cover the additional transportation expenses.
3. What is the extent of services offered
by MTF?
For barn construction projects, MTF can provide
the following services:
Barn framing
Siding and trim installation
Window and door installation
Cupola installation
Horse stall installation
The portions of the construction not physically executed
by MTF are site work, foundation, construction and roofing installation.
4. What is included in
the basic barn-framing package?
The basic barn-framing package includes a complete barn-frame, including
timber frame, loft, and rafters erected on your foundation. A frame raising
party typically supports the frame erection.
All of the necessary wood material to finish the building
is included in the basic barn-framing package. This material includes;
roof boards, secondary framing (4x4s), and kiln dried siding. Enough
kiln dried siding is provided for door fabrication.
5. What is entailed in
the barn raising?
The barn raising is an experience you will never forget. This day, MTF,
along with the homeowners family and friends gather for the coming
together of your barn. This event is similar to the traditional Amish
barn raising and is usually half work and half party. Raising a barn by
hand is still as practical, and fun, today, as it was 200 years ago. In
one day, we usually get the whole frame up and roof boards installed.
We will discuss the specifics of the barn raising party as it approaches.
A frame raising party typically supports the frame
erection. If you do not wish to support a barn raising party, we will
gladly erect your barn without assistance for an additional fee.
6. Does Mystic Timber
Framers Provide Barn Kits?
No, MTF does not provide barn kits. Most of our buildings are fairly large
and heavy and we do not consider it appropriate for homeowners to take
on the task of frame erection. If you wish to reduce total construction
costs by finishing the building yourself, MTF will gladly leave you with
an erected frame to finish.
7. What is the extent
of the MTF homeowner relationship?
MTF normally acts as a subcontractor with the homeowners acting as general
contractor. Early in the planning phase, a contract will be signed identifying
the extent of MTF responsibilities. The homeowner will typically secure
the necessary permits, coordinate the site and foundation work, and contract
for roofing application. Many times the homeowners will install the siding,
windows, doors, and roofing themselves to reduce the total construction
costs. MTF will provide the homeowners support during the site work and
foundation phase of construction. MTF is available to act as general contractor
and provide turnkey buildings for relatively local building sites.
8. What type of foundation
is required?
Frost wall foundations are required for MTF barns. A frost wall consists
of a concrete footing (depth below grade established by local building
official) with a concrete wall placed on top of the footing. The barn
construction documents provided by MTF will contain all the necessary
foundation construction details.
9. How long will it take
to complete the project?
Planning and construction for the typical barn project takes from three
to six months, with some taking nine to twelve months. MTF usually requires
three months to prepare for any barn construction project. The three months
includes approximately two to three weeks of MTF on site to prepare for
the building erection and up to three weeks for any finish work.
10. How can we estimate
total construction costs?
The following is a summary of items that typically need to be accounted
for to understand final construction costs.
Site work
Foundation
Barn Framing
Finish work (siding, windows, doors, etc.)
Barn roofing
Utilities (electrical and water)
Horse stalls, if required
MTF can provide a fixed cost proposal for the framing,
finish work and horse stall installation (see pricing page). An estimate
for the other necessary construction elements can be provided based on
homeowner request.

Typically we will then make an appointment to visit
a few buildings and a cost proposal is provided. MTF will require a $1,000
deposit, which is used to provide building plans, site visit, and establish
construction schedule. The $1,000 deposit is subtracted form your total
building order.
